I spent years on site in property management, leasing apartments, running a team, and figuring out what actually helps a new hire succeed in their first month. Then I moved into learning and development full time, where I build the courses, manuals, and simulations that people across twenty five states use to get better at their jobs.

Everything on this site comes out of that same instinct: take something complicated, understand who needs it, and make it clear enough to be useful. That is the training. That is the books. That is the websites.

About me

Six things I
refuse to
compromise on.

I am a West Michigan native, and I have spent my whole career in rooms where somebody needed something explained well. I have never been able to leave a thing at good enough. If a project only asks for the plain version, I will build the memorable one anyway, on my own time, because that is the part I actually enjoy.

Underneath all of that, there are six values I hold to. Open any of them.

Why this, from me

I did the job before I taught it.

Leasing agent, senior leasing agent, leasing professional, assistant community manager. Ten years across three property management companies, including the largest apartment community in my market at 1,764 units. Nothing in these books is theory I read somewhere.

And why it will be clear

Teaching this is my actual profession.

As a learning content developer I build courses, manuals, and simulations for teams in twenty five states. I spend my working life making complicated processes land the first time. That is the difference between industry knowledge and industry knowledge you can use.

Career progression

Monarch is one of the largest multifamily property management companies in the country. I joined as a national leasing trainer, traveling to support on site teams across the portfolio. After identifying gaps the training department was not yet covering, I worked with the Director of Training to shape a new learning content developer role and moved into it. The job shifted from delivering training to designing it: courses, manuals, visual resources, and process documentation used across multiple departments.

  • Developed and facilitated training on customer service, sales technique, conflict management, fair housing, and administrative operations using Adobe Captivate, PowerPoint, and multiple LMS platforms.
  • Built comprehensive online courses in Articulate Storyline, designing interactive modules for participation, retention, and brand consistency.
  • Assessed training needs using secret shop results, performance reviews, and operational feedback, then recommended and executed targeted learning plans.
  • Delivered live webinars and virtual sessions through GoTo Webinar and Microsoft Teams alongside in person group and one on one coaching.
  • Organized and expanded the company training library, including leasing, retention, and operational manuals.
  • Onboarded new hires so they started their roles equipped and confident, and built advanced tracks for experienced staff.
  • Designed supplemental learning materials in Word, Canva, PowerPoint, Photoshop, Excel, and Publisher.
  • Earned consistent positive feedback from trainees and leadership, tied to measurable gains in performance and retention.
Work I am proudest of

Instead of having trainees watch a screen recording of someone else using our CRM, I rebuilt the entire system as an interactive simulation from scratch in Articulate Storyline. Learners got hands on reps in a safe environment before ever touching a real resident record.

Trilogy is a multifamily operator focused on resident experience and community engagement. I started in leasing and was promoted to assistant community manager, where the job widened from leasing and resident relations into team support, operations oversight, accounting, staff training, and marketing. This is where leadership started to feel like the thing I actually wanted to do.

  • Ran daily leasing operations: converting prospects, touring, executing leases, and driving renewals and retention.
  • Handled delinquency, aged receivables, month end reporting, and other accounting responsibilities.
  • Supported legal and compliance work, including coordinating and attending court for non payment filings and resident disputes.
  • Oversaw on site operations and staff performance to keep policy and service standards consistent.
  • Trained and supported team members, strengthening operational consistency across the office.
  • Planned and promoted resident events designed to lift satisfaction and renewal rates.
  • Created marketing materials, social graphics, and promotional content for outreach and leasing campaigns.

Land & Co. operated the largest apartment community in the local market at 1,764 units, which meant constant traffic and no room for a sloppy process. I started as a leasing agent guiding prospects through floor plans, tours, and applications. I was later selected for a newly created senior leasing agent role supporting the rest of the team and helping train new consultants.

  • Guided prospective residents through floor plans, in person and virtual tours, and the full application process.
  • Processed applications including credit and background checks, rental history verification, and employment confirmation.
  • Trained new leasing consultants and served as the first stop for team questions and difficult prospect situations.
  • Maintained conversion and follow up standards in a high volume, fast moving leasing office.
  • Supported resident retention through renewals, service recovery, and consistent communication.

A locally operated Subway franchise, and the first place I found out I liked teaching people how to do things. I moved from sandwich artist to opening manager to training and hiring manager, taking on onboarding, procedure writing, and team leadership along the way.

  • Recruited, interviewed, and supported hiring for team members and management candidates.
  • Trained new and returning employees on procedures, service standards, food prep, and daily responsibilities.
  • Wrote standard operating procedures, reference documents, and workflow charts to improve consistency.
  • Communicated product launches and operational updates so the whole team stayed aligned.
  • Managed opening and closing, cash handling, inventory, deposits, and customer issue resolution.

Sunburst Studio is mine. It started because I kept meeting local business owners stuck in the same place: quoted thousands of dollars by an agency, or told to build it themselves in time they do not have. So they stay invisible online, and the work they do never reaches the people looking for it.

That gap is the whole reason the studio exists. Fair prices, published openly, no hidden fees, and a site the owner can actually keep up with after I hand it over.
